Metal Roofing Systems for BC: Standing Seam & Ribbed Panel
Metal roofing is the longest-lived residential system available in BC — a properly installed 24-gauge standing seam roof on a Lower Mainland home will outlive the homeowner who paid for it. We install two distinct product families: concealed-fastener standing seam (premium, 50+ year service life, snap-lock or mechanical-lock seams) and exposed-fastener ribbed panel (economical, 30–40 year service life, gasketed screws through the panel face). Both shed snow and rain decisively, both reflect summer heat, and both qualify for the BC Hydro / FortisBC home efficiency rebates when paired with reflective coatings. This page walks through the seam systems, the right product for each roof type, snow-management hardware required above 200 m elevation, and real 2026 pricing across the Lower Mainland.
Standing seam is the premium architectural metal: vertical panels with raised seams that lock together, no fasteners visible from the ground, 24-gauge steel or 0.032" aluminum, factory-applied Kynar 500 / PVDF finish that holds colour 30+ years. Ribbed panel (also called ag-panel, R-panel, or 5V-crimp) uses exposed gasketed screws through the panel face into the deck — faster to install, 25–40% cheaper, but the EPDM gaskets need re-torque or replacement at 20–25 years. Standing seam is what we recommend for visible primary roofs; ribbed panel works for outbuildings, shop roofs, and lower-slope porch additions.
Snow & Rain Shedding in BC's Climate
Metal sheds water and snow more efficiently than any other residential roof system — a smooth Kynar finish has roughly one-tenth the friction coefficient of an asphalt granule surface. That's a feature on rainy slopes (water clears valleys without ponding) and a hazard above the Fraser Valley snow line (an entire roof's worth of snow can release at once onto a driveway, walkway, or vehicle). Above 200 m elevation we always install snow guards — pad-style for standing seam, fence-style above doorways and walkways. We size and place them per ASCE 7 ground snow load mapping for the property's specific elevation.
Seam Systems & Panel Profiles
Snap-lock standing seam (1.5" or 1.75" seam height) — male/female engagement, no field crimping, fastest install, suitable for roofs up to roughly 50 ft panel runs. Mechanical-lock standing seam (1" or 1.5" seam, 90° or 180° crimp) — field-crimped with a powered seamer, watertight to lower slopes (down to 1:12), required for runs over 50 ft and any roof exposed to wind-driven rain at low pitch. Ribbed panel profiles include 36" coverage R-panel, 5V-crimp (the traditional barn-style), and tuff-rib (residential ribbed). Each has a distinct visual and a distinct minimum slope rating.
Substrate, Underlayment & Ventilation
Metal goes over a continuous deck (5/8" plywood preferred) with high-temp synthetic underlayment — Sharkskin Ultra SA or Grace Ice & Water Shield HT, both rated to 240°F because metal panel surfaces hit 80°C+ in direct sun. We never install metal over the standard low-temp synthetic used under asphalt — it cooks and fails. Above the underlayment we install full ice-and-water shield at eaves (36" minimum), valleys, and penetrations. Ventilation uses a vented ridge cap matched to verified soffit intake; closure foam at the ridge keeps wind-driven rain out of the panel ribs.
Real 2026 Metal Roof Pricing in the Lower Mainland
Standing seam (24-gauge steel, Kynar finish): $1,150–$1,650 per square installed turnkey including underlayment, all flashings, snow guards where required, and warranty. Ribbed panel: $675–$925 per square. Real recent jobs: West Vancouver hillside 28 sq snap-lock standing seam $36,400. North Vancouver Edgemont 24 sq mechanical-lock standing seam with snow guards $38,800. Mission rural property 22 sq R-panel ribbed $17,200. Abbotsford shop roof 18 sq 5V-crimp $13,400. Chilliwack heritage 26 sq standing seam Kynar 'matte black' $39,600.
Service Life, Warranty & Resale
Standing seam in BC: 50+ year structural life, 30-year Kynar paint warranty (matte black holds longer than colour-shifted finishes). Ribbed panel: 30–40 year structural, 25-year paint warranty, gasket re-torque at year 20–25. Both qualify for premium-roof appraisal credit at resale and reduce home insurance premiums by 5–15% with most BC carriers because of the class A fire rating and impact resistance. Metal is also the only residential system that's fully recyclable at end of life — the panel material itself is typically 25%+ post-consumer steel.

Frequently Asked Questions
Is metal louder in the rain than asphalt?
Not noticeably. The decking, underlayment, and attic insulation absorb impact noise — interior sound levels on a metal roof are within 2–3 dB of an asphalt roof.
Does metal cost more than asphalt long-term?
No. At a 50-year horizon metal is cheaper per year than asphalt because you replace asphalt twice in that window. Day-one cost is 2–3× higher.
Will metal interfere with cell or Wi-Fi signal?
Cellular signal can be slightly attenuated; we install signal-transparent ridge sections in homes with marginal coverage. Wi-Fi inside the home is unaffected because the signal originates indoors.
Do I need snow guards in Vancouver?
Below 200 m elevation, usually not. Above 200 m or on any North Shore mountain property, yes — we size them per ASCE 7 ground snow load.
Are you licensed and insured?
Yes — licensed and bonded in BC, $5 million liability insurance, and full WorkSafeBC coverage on every crew member. Documentation provided on request before any contract is signed.
Do you subcontract?
No. Every Budget Roofers crew member is a full-time employee. We do not subcontract install work.
What's your warranty?
25-year manufacturer material warranty plus 10-year Budget Roofers workmanship warranty. Premium and designer profiles carry 30-50 year manufacturer terms.
How long does install take?
2-4 days for a typical single-family home; 5-7 for complex layouts; 3-5 working days for cedar conversions.
Do you offer financing?
Yes — 0% for 12-24 months, longer terms up to 120 months through Financeit and SNAP. Soft-pull pre-qualification, decision in minutes.
What if it rains during install?
We monitor Environment Canada hourly and pause for heavy rain. We can tarp and dry-in safely in light rain. Warranty depends on dry installation conditions.
Do you handle permits?
Yes — included in the fixed price. We pull permits in your name and schedule inspections.
What if the decking is rotten?
Standard quote includes 4 sheets of replacement decking. Additional sheets billed at $85-$120 installed; we always show you damaged sheets before replacement.
