Asphalt Shingle Roofing: Architectural & 3-Tab Installations in BC
Asphalt shingle is the workhorse of Lower Mainland residential roofing — roughly 85% of BC homes wear some form of asphalt today. The category covers two distinct products: architectural (laminate) shingles, which dominate new installs and re-roofs, and 3-tab strip shingles, which still appear on rentals, outbuildings, and budget-driven projects. Both are nailed to a continuous deck over synthetic underlayment with ice-and-water shield at vulnerable areas, but the visual, the warranty, and the wind rating diverge sharply. This page covers the full system: which product fits which roof, how high-wind nailing patterns are spec'd in BC, what a turnkey install actually includes, and the real 2026 prices we quote in Vancouver, Burnaby, Surrey, the North Shore, and the Fraser Valley.
Architectural laminate shingles are dimensional — two layers laminated together to produce a shadow line and a thicker physical profile. They carry 25–50 year limited warranties depending on line (Malarkey Highlander NEX, GAF Timberline HDZ/UHDZ, IKO Cambridge/Dynasty), wind ratings of 180–220 km/h with the high-wind nailing pattern, and class A fire ratings. 3-tab is a single-layer strip shingle with cut tabs, 12–15 year service life in BC, and 96–145 km/h wind ratings. We install architectural on virtually every primary residence; 3-tab is reserved for sheds, detached garages, and rental properties where 12-year economics make sense.
High-Wind Nailing Patterns
BC Building Code and every major manufacturer require six nails per shingle (rather than the standard four) on roofs in high-wind exposure zones — coastal lots within 3 km of saltwater, hillside exposures above 200 m, and any roof above 8/12 pitch in the Fraser Valley wind corridor. The nails go through the common bond strip, not above it, with galvanized or stainless ring-shank fasteners depending on coastal exposure. Done correctly, the high-wind pattern unlocks the full 220 km/h GAF UHDZ rating; done incorrectly (overdriven nails, nails above the line, or four-nail spec on a high-wind roof) the warranty is void and shingles peel in the first nor'easter.
What's in a Turnkey Asphalt Install
Tear-off and disposal of existing roofing; inspection and repair of decking up to a stated allowance; ice-and-water shield at all eaves (24" past warm wall minimum, 36" in heavy-snow zones), all valleys, sidewalls, and around every penetration; synthetic underlayment over the remaining field; new aluminum drip edge at eaves and rakes; new step and counter flashing at all walls; new pipe boots and B-vent flashings; ridge ventilation matched to verified soffit intake; hip and ridge cap shingles colour-matched to the field; magnetic nail sweep; and the building permit. The 25–50 year manufacturer warranty plus our 10-year workmanship warranty only stick if every layer above is present — which is why we don't quote 'shingle only.'
Recommended Lines by Lower Mainland Climate

Vancouver / Burnaby / New West: GAF Timberline HDZ as standard, UHDZ for premium. Coastal Richmond / Delta / White Rock: Malarkey Vista AR with stainless flashings for salt-air corrosion resistance. Tri-Cities and Ridge Meadows (elevation, wind exposure): GAF Timberline UHDZ rated to 220 km/h. Fraser Valley (Mission, Abbotsford, Chilliwack — hot summers, cold winters): IKO Dynasty for thermal cycling resistance.

Service Life & Warranty Stack
Standard architectural: 25–30 years in BC's climate with proper ventilation. Premium architectural: 30–40 years. Designer: 35–50. Manufacturer warranties cover material defect; our 10-year workmanship warranty covers everything we touched on the install. Both are transferable once at no charge — useful at resale. Warranty enforcement requires correct ventilation (1:300 net free area minimum, balanced intake/exhaust), correct nailing, and the documented underlayment package; we provide the install record so a future warranty claim has the paperwork it needs.

Frequently Asked Questions
How long does an asphalt shingle roof last in BC?
25–30 years for standard architectural, 30–40 for premium, 35–50 for designer profiles — all assuming proper ventilation and a correct install.
Do you ever install 3-tab shingle?
On sheds, detached garages, and rental properties where the 12–15 year economics fit. We don't recommend it on a primary residence in BC's climate.
What's the best high-wind shingle?
GAF Timberline UHDZ at the 220 km/h six-nail pattern is our pick for the Tri-Cities and any hillside exposure.
Is the warranty really 50 years?
On designer lines, yes — but the practical service life in BC is 35–50 years. The 50-year number assumes proper ventilation and original-owner status; details vary by manufacturer.
Are you licensed and insured?
Yes — licensed and bonded in BC, $5 million liability insurance, and full WorkSafeBC coverage on every crew member. Documentation provided on request before any contract is signed.
Do you subcontract?
No. Every Budget Roofers crew member is a full-time employee. We do not subcontract install work.
What's your warranty?
25-year manufacturer material warranty plus 10-year Budget Roofers workmanship warranty. Premium and designer profiles carry 30-50 year manufacturer terms.
How long does install take?
2-4 days for a typical single-family home; 5-7 for complex layouts; 3-5 working days for cedar conversions.
Do you offer financing?
Yes — 0% for 12-24 months, longer terms up to 120 months through Financeit and SNAP. Soft-pull pre-qualification, decision in minutes.
What if it rains during install?
We monitor Environment Canada hourly and pause for heavy rain. We can tarp and dry-in safely in light rain. Warranty depends on dry installation conditions.
Do you handle permits?
Yes — included in the fixed price. We pull permits in your name and schedule inspections.
What if the decking is rotten?
Standard quote includes 4 sheets of replacement decking. Additional sheets billed at $85-$120 installed; we always show you damaged sheets before replacement.
